By accessing or using OpenBuyersList.com (“the Site”), you agree to be bound by these Terms of Service. If you do not agree, please do not use the Site.
2. What We Do
OpenBuyersList provides a public directory where real estate cash buyers can publish their buying criteria so that wholesalers and deal-finders can identify and contact matching buyers. The Site is a directory only - we do not broker, facilitate, or participate in any real estate transaction.
3. User Accounts
You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account. You agree to provide accurate information and to keep it current.
4. Prohibited Conduct
You may not:
- Post false, misleading, or fraudulent buyer criteria.
- Use the Site to harvest contact information for mass marketing.
- Attempt to reverse-engineer, scrape, or abuse the platform.
- Violate any applicable local, state, or federal law.
5. SMS and Phone Communications
By providing your phone number and opting in, you consent to receive SMS and phone calls from OpenBuyersList related to your account and deal activity. Message and data rates may apply. You may opt out at any time by replying STOP or contacting us.
6. Disclaimer
The Site is provided “as is” without warranty of any kind. We do not verify the identity, financial capacity, or legitimacy of any buyer or wholesaler listed.
7. Reviews and User Content
Reviews, comments, reports, and other user-submitted content are generated by users, not OpenBuyersList. We do not guarantee the accuracy, completeness, or reliability of user-generated content.
We reserve the right, in our sole discretion, to remove, restrict, or moderate content that appears false, defamatory, abusive, fraudulent, or otherwise violates these Terms or applicable law.
8. Platform Status and Section 230
OpenBuyersList operates as an online platform and interactive computer service that hosts third-party content. We do not act as the publisher or speaker of user-generated content and do not assume responsibility for such content. We claim all protections available under applicable law, including Section 230 of the Communications Decency Act where applicable.
9. Limitation of Liability
To the maximum extent permitted by law, OpenBuyersList shall not be liable for any indirect, incidental, or consequential damages arising from your use of the Site.
10. Changes
We may update these terms at any time. Continued use of the Site after changes constitutes acceptance of the new terms.
